A photo is required
Every listing, including a business request, needs 1–4 relevant photos. Use JPEG, PNG or WebP, up to 5 MB each. You cannot submit without a photo, and an administrator cannot publish a listing without one. Use accurate, relevant photos you have permission to use; a business request image must not imply that you already control a particular property.
Accurate details and prices
Give the actual location, area, price, currency and terms. Rent is monthly; a sale price is the total amount. Monthly rent below GEL 100 or above GEL 50,000, or a total sale price below GEL 1,000 or above GEL 5,000,000 goes to an administrator; it is not automatically prohibited. USD prices are checked in GEL using a current official rate. If the rate is unavailable, human review is required. These are broad guardrails, not a market valuation.
Contact information
Put phone numbers and email addresses in the contact fields. A phone number, email address or mention of WhatsApp, Viber or Telegram in the description triggers administrator review. Links in descriptions are also checked.
Why changes are requested
The title needs at least 6 letters and the description at least 6 words and 30 letters. Short, test or repetitive placeholder text, scripts or embedded HTML are returned for changes. The reason appears in My account. Correct it and resubmit. A missing photo or an ordinary correction does not cause an account ban.
When an administrator is needed
New photos must be approved by an administrator before publication. A new listing waits for photo approval. Text edits that retain previously approved photos may publish automatically if all other checks pass. Possible duplicates, suspicious or unrelated content, text in languages outside automatic review, unverified email and property offers without a cadastral code also need review. Business requests do not need a cadastral code. Edits following an administrator’s request for changes require human review again.
Editing and publication
Every edit is checked again. If an edit to a published listing is awaiting review or returned for changes, the listing is hidden from public view. New photos require administrator approval; unchanged, previously approved photos can be retained without another approval. An administrator may publish or return a listing with a note; the mandatory-photo rule cannot be overridden.
Prohibited conduct and restrictions
Fraud, false or misleading offers, bait prices, illegal content, unauthorised impersonation, misuse of others’ photos or data, spam, harassment and deliberate attempts to evade moderation are prohibited. Such listings will not be published or may be removed. Serious or repeated violations may lead to an administrator restricting platform access. Automatic review does not ban accounts.
Clarification and reconsideration
Read the result and notes in My account. To ask for clarification or reconsideration, email info@smallplace.ge with the listing link or title. Automatic checks and the presence of a photo or cadastral code do not verify ownership, identity or the truth of a listing.
